Architect in North West Delhi

Archaus is based at F1U-1, Pitampura and works across the planned colonies, sector grids and mature residential lanes around North West Delhi. The district label is useful for finding a nearby architect; it is not a design template. A Rohini plotted house, a Shalimar Bagh builder-floor and an older Ashok Vihar property arrive with different records, structures, access and family briefs.

What local knowledge is useful for

Local practice starts with logistics and evidence. We look at how the plot meets the road, where materials can be unloaded, whether a shared stair or shaft limits a floor, which side is shadowed by a taller neighbour, and what the available layout or sanction record says. Mature colonies also have trees, live services, occupied neighbours and previous alterations that a blank-site drawing can miss.

None of that replaces current regulatory verification. FAR, coverage, setbacks, parking, height and NOC requirements are tested for the specific property and proposal. The practical advantage is knowing which questions to ask before a family spends weeks choosing a façade for an envelope that may change.

The briefs we see most often

  • A new multi-generation house with one usable family unit per floor and a future rental option.
  • A builder-floor interior that opens the kitchen and improves storage without disturbing shared structure.
  • An older independent house needing a measured survey and structural feasibility before renovation.
  • A compact clinic, office or retail fit-out where services, wayfinding and daily operations drive the plan.
  • A family that wants Vastu priorities integrated early without sacrificing daylight or ventilation.

How the neighbourhoods change the starting brief

Pitampura’s plotted lanes often make the stair, lift and future floor independence the first planning problem. Shalimar Bagh has substantial builder-floor stock where columns, shafts, common circulation and society logistics define an interior project. Rohini’s numbered sectors contain both plotted properties and DDA/group-housing pockets, so “a Rohini house” is not enough information to establish typology.

Ashok Vihar’s Phase I and II areas include mature plotted and low-rise housing with established trees, services and adjoining construction. Model Town, which clients often include in the same service search despite a different administrative geography, brings older houses and deeper renovation questions. We use the property record and measured building—not the search keyword—to decide the design route.

One coordinated appointment, or a defined part

A client may appoint Archaus for complete architecture, interior design, renovation feasibility and drawings, or construction management. The fee letter separates design, consultants, approval support, tendering and site involvement. That lets a family buy the coordination it needs without assuming that every architect appointment includes daily supervision or every interior appointment includes structural advice.

Frequently asked questions

Which parts of North West Delhi does Archaus serve?

Our regular service area includes Pitampura, Shalimar Bagh, Rohini, Ashok Vihar and nearby North and North West Delhi neighbourhoods, with the studio at F1U-1, Pitampura. We confirm travel, authority and site requirements for the exact address before proposing a scope.

Do all North West Delhi plots follow the same building rules?

No. The applicable authority, approved layout, plot area, road, use, previous sanction, notifications and proposal can change the route and development controls. Feasibility is verified from property records and the current official process for that plot.

Can you work on one builder-floor rather than the whole property?

Yes. Interior and non-structural renovation can be scoped to one floor, subject to shared structure, shafts, façade, access and society or co-owner constraints. Structural, external or common-service changes need the appropriate wider consent and professional review.

What should we bring to the first site meeting?

Bring available ownership and sanctioned-plan records, a measured plan if one exists, photographs, the household brief, target budget and intended start date. Missing information is normal; the first review identifies what needs survey or verification before design.
