From the first site visit to the final handover, we lead every aspect of building design — concept, drawings, municipal approvals, structural coordination and on-site supervision. The result: a structure that feels inevitable on its plot, performs through Delhi summers and monsoons, and respects every square foot of FAR you are entitled to.

In practice

The plot comes before the façade

An independent house in North West Delhi is usually asked to do several jobs at once. It may need a ground floor that remains comfortable for parents, upper floors that can become independent homes, stilt parking that still allows a car to turn, and a stair-and-lift core that does not consume the best daylight. We begin with a measured survey, the title and layout documents available for the property, road width, adjoining construction and the family brief. Only then do we test the current development controls that apply to that specific plot. A rule-of-thumb FAR or setback copied from another address is not a design basis.

Pitampura, Rohini, Shalimar Bagh, Ashok Vihar and Model Town contain very different plot depths, corner conditions and generations of construction. A narrow frontage may make the staircase position decisive; a west-facing rear may need a service buffer or screened court; a party wall beside a taller neighbour may make a central light well more valuable than a token side window. These observations are converted into two or three massing and plan options. Each option shows what changes for light, privacy, parking, future subdivision and cost—not just how the elevation looks.

What moves from concept to a buildable set

Concept approval is followed by design development: dimensioned plans, sections, elevations, the structural grid, stair geometry, wet-shaft positions and an outline material strategy. We coordinate the architect’s set with the structural engineer and the electrical, plumbing and mechanical inputs so a beam does not later cross a duct, a rainwater pipe does not land on the front elevation, and the air-conditioning route is not improvised after plaster. Three-dimensional views help the family understand volume and material, but the drawings used by the mason, fabricator and services teams carry the project to site.

The construction issue set goes further into door and window schedules, toilet and kitchen layouts, floor levels, façade junctions, railing and stair details, waterproofing intent and coordinated openings. The exact sheet list is agreed in the fee letter because a planning-only appointment is not the same as comprehensive architectural service. Municipal submission drawings are also a distinct purpose: they demonstrate compliance to the relevant authority and do not replace detailed construction drawings. We explain which consultant signs each part and which approvals or NOCs are triggered by the actual property rather than promising a universal approval route.

Decisions during construction

Site involvement is structured around milestones and decisions. Before excavation, the setting-out dimensions and levels are checked. During the RCC frame, the focus is column positions, slab openings and coordination sleeves before a pour. Brickwork reviews protect room sizes, door openings and service shafts. Later visits concentrate on waterproofing, window interfaces, façade samples, flooring set-out and joinery mock-ups. Site reports record what was observed, what needs correction, who owns the action and when it is due; they are not a substitute for the contractor’s continuous supervision or statutory safety responsibility.

A Delhi build also has practical constraints that drawings must anticipate: restricted material unloading on residential lanes, dust and noise controls, monsoon protection, summer curing, neighbour interfaces and limited storage. A realistic programme leaves decision dates for long-lead windows, lifts, stone and sanitaryware well before installation. Changes remain possible, but their effect on structure, approvals, quantities and programme is made visible before work proceeds. That is how design intent survives a long build without pretending that the first sketch can answer every site condition.

Fees are proposed after the property, stage and appointment scope are clear. These are the main variables we resolve before issuing a fee letter:

Can you confirm FAR and setbacks before we appoint you?

We can give an initial feasibility view after seeing the plot and available property documents. Final development controls depend on the authority, plot area, road and layout conditions, use, notifications and current portal requirements, so they are verified for the specific property before a sanction scheme is frozen.

Do architecture drawings include structural and MEP design?

The architectural set is coordinated with those disciplines, but structural calculations and specialist building-services design are prepared and signed by the appropriately appointed consultants. We define their inputs and interfaces at the start rather than treating them as late contractor decisions.

How long does a new house design take before construction?

A straightforward house often needs several months for briefing, concept, coordination, approvals and working drawings, but the sequence varies with client decisions, plot documentation and authority queries. We issue a project-specific programme after the brief and consultant team are agreed.
