Archaus is an independent architecture studio based in Pitampura, New Delhi. We design new-build independent houses, builder-floor renovations and interior fit-outs on plots of 200–500 sq-yd across the neighbourhood — from the DDA grid east of Madhuban Chowk to the wider Sector 11–18 plots.
Why a Pitampura plot deserves a specific architect
The classic Pitampura plot is 250 sq-yd, sits on a 30-foot road, and faces one of three cardinal directions. Once you know which one, two-thirds of the design is already decided for you. The remaining third — what makes the house feel like yours rather than every other house on the lane — is where an architect who knows the area earns the fee.
We have walked enough of these plots to know which corner the setback rules will eat into, where the staircase wants to land, and which neighbour’s wall is taller than the survey shows. That local knowledge keeps a 250 sq-yd house from feeling like a 200 sq-yd house in disguise.

Our process for a Pitampura project
- 1. Free site visit. 60-minute walk-through on your plot. We bring the existing survey + the relevant DDA layout sheet. By the end of the visit you have an honest envelope study — what you can build, FAR consumed, ECS count.
- 2. Brief and budget. Concept design begins after we agree on a brief, a budget range and a milestone schedule. Fee letter signed at this stage.
- 3. Scheme + sanction. Scheme design, structural NOC, AAA sign-off, MCD submission. 6–10 weeks.
- 4. Working drawings + tender. Full construction drawing set, BOQ, contractor shortlist. 5–7 weeks.
- 5. Construction administration. Weekly site visits, contractor coordination, finish selection, handover.
