Featured projects
Residential, renovation and commercial interiors shaped around North Delhi plots, daylight and daily use.

The Courtyard House
A four-storey family home built around a double-height central courtyard that pulls light deep into the plan.

The Quiet Floor
A floor inside a generic builder-floor shell, rebuilt around two long sightlines and a hidden balcony.

A Quiet Clinic
A paediatric clinic that doesn't feel like a hospital — warm timber, soft lighting, no fluorescent glare.

A Manufacturer's Office
Office fitout inside an existing factory shell — a calm working environment without losing the industrial bones.

A House That Stayed
A 1985 family home renovated for a new generation — original structure intact, everything inside reorganised.
Archaus is an independent practice led by Saksham Jain — built on the belief that good architecture is a slow conversation between a place, its constraints, and the people who will live there for the next thirty years.
Five steps, in order.
Conversation
A first conversation — at your home, your office, or the site. No drawings yet. We listen to how you live, what you have outgrown, and what the brief actually is (which is rarely what was first asked).
Concept
Two or three distinct directions, presented as massing studies and reference imagery. We pick one to take forward — together — and the brief gets locked.
Design development
Plans, elevations, sections, material palette, joinery details. By the end of this phase you can walk through the house in your head before a single brick is laid.
Working drawings
GFC set for execution plus municipal submission set if applicable. Every dimension, every junction, every drainage line — drawn.
Execution
Weekly site visits through construction. Bill verification. Variation control. Snag list. Handover with a complete as-built drawing set so you own the design intellectually too.
Clients on working with us.
“Saksham listened more than he spoke in the first meeting. By the third site visit we knew the house better than we had after 25 years of living on the plot.”
“We had three other architects pitch. Saksham was the only one who asked us how we cook, not what we cook. Two years in, the kitchen still works exactly like he said it would.”
“My patients tell me my waiting room feels nothing like a doctor's office — that's exactly what I wanted. Worth every rupee.”
“Built our office mezzanine inside a working factory shell, on budget, on schedule. No drama. That's rare.”
What clients ask first.
We design new homes, builder-floor and apartment interiors, small commercial buildings, renovations and extensions across Pitampura, Shalimar Bagh, Rohini, Ashok Vihar and the wider Delhi NCR. We also handle municipal-approval drawings and on-site project management end-to-end.
